BLOCK MANAGEMENT: What we do and when.

 

  • We prepare an annual budget of forecast expenditure and present this to residents for their approval. We also advise how much you should set aside for reserve funds and sinking funds.


  • We collect ground rents and service charges in accordance with the approved budget, preparing and issuing all necessary documentation in accordance with the Commonhold & Leasehold Reform Act 2002.


  • We chase up late service charge payers, by whatever means necessary.


  • We arrange competitively priced buildings insurance, WITHOUT taking any commission.


  • We do all we can to ensure you comply with current fire regulations.


  • We take care of all day to day maintenance, management and cleaning of communal areas, and if necessary, arrange a 24-hour emergency call-out service.


  • Whenever necessary, we carry out property inspections to assess condition or to view works in progress.


  • Whenever necessary, we provide statements showing income and expenditure.


  • We act as Company Secretary for your Management Company, undertaking all necessary duties such as accounts management, payments processing and dealing with statutory returns to Companies House.


  • Whenever necessary, we arrange and chair your Management Company's AGM, and write up the minutes afterwards.


  • Whenever necessary we arrange and attend meetings with Directors to discuss and advise on ongoing maintenance, changes in legislation and specific maintenance projects.


  • We prepare company accounts in accordance with the lease terms and liaise with accountants regarding the preparation of year-end accounts.


  • We collect ground rents and liaise with the Freeholder, wherever applicable.


  • Whenever necessary, we’ll liaise with solicitors over conveyancing enquiries relating to the sale and purchase of individual flats.*


  • Whenever necessary, we’ll project manage major works in accordance with Section 20 of the Commonhold & Leasehold Reform Act 2002.*


* NB: Whilst these last two services do not form part of our core Block Management Service

 we’ll always agree fees in advance, before we undertake any work.
